Looks Good in the Dark Too

I came across these pictures while looking for a lease home for a client. I’m wondering if the agent might only work nights – maybe in today’s market he’s had to get a full-time job. Or maybe, he can’t get very many listings, regardless of the market.

I’m thinking he would be better off skipping the picture.

What do you think? No picture in the MLS or Dark picture in the MLS? Tell me consumer, which would you rather see?

Oh yea, and here’s the description of the property, “Property is located at a cul de dac of a family friendly neighbourhood. Great school district. House is well maintained with large heavily treed back yard.” (I did not make any changes to add to the humor factor of this listing.) I’m sure he’s going to notice his error sooner or later…I’m sure of it…really I am.

Honestly, most agents input the information and never look at the listing again. It’s very easy to make mistakes when inputting information. I have done it myself, and it’s a horrible feeling to discover a month into the listing that there is a major mistake. Now I check the listing myself, send it to the sellers to preview it, and send it to the owner of our company to look it over. Still, errors can occur, so I make it a habit of reading all of my listings at least once every two weeks.

We’ve been hearing the buzz for several months about Fort Worth, TX giving away money to people buying foreclosed properties. Well, it’s almost a reality! The funding for this program is supposed to happen in March. It’s now March! Could this be March Madness?

If you can qualify to get a loan and fall within the income guidelines, you could be eligible to receive $25,000 to be used towards the purchase of a foreclosed property. The money can be divided into a couple of groups. You can use $5000.00 to pay for repairs on the property and another $5000.00 toward your closing costs. The remaining amount will be used for your downpayment.

I want to point out that this is a ten year loan with no payments and no interest during that time. My understanding is if you sell the home, then that money must be repaid. If you live in the home for ten years, the loan is forgiven. That’s almost like saying you have $25,000 in free money.

Of course there are some stipulations and hoops you must jump through. There are some income guidelines. A typical family of four must not make more than 77,500 dollars. The home must be your principal residence. And it must be within the selected zip codes as well as within the boundaries of the city of Fort Worth. For example the zip code 76248 can fall in Fort Worth or Keller. Only the area within Fort Worth will be approved for this loan.

Another hoop is that you must attend an all day workshop for home buyers. These fill up quickly so you’ll want to be certain to get a spot in the class.

Bad Agent? Or Just a Bad Angle?

Seriously – the picture got better the further away from the computer I got. Across the room, it almost looked like a house. When I clicked on it for a better view – you guessed it, the tiny picture showed up.

In defense of the listing agent, the virtual tour was very nice. The home is actually a great deal – foreclosure in The Resort of Eagle Mountain Lake.

I’m thinking this agent missed the memo that said 87% of all people are searching online and pictures are the number one reason why they choose to look at a house.

In the MLS system, this is the only picture, unless you go deeper and find the link to the virtual tour.
