A few days ago I was talking with a mom of a bunch of little kids. She is in the middle of selling her home. Of course I sent her to my article on Selling Your Home With Small Children In the House. She reminded me that she has Lyme’s disease and needs more like four hours to get her house into shape. As we talked, she found some great Youtube videos on cleaning your house in a hurry. Most of these use Don Aslett’s methods. A long time ago I had read all his books and even bought a VHS tape (yes, that long ago!)

Here are some of the best videos on cleaning your bathroom in a hurry. Whether you have your house on market, or you just want to save some cleaning time, these are great. Oh yea, be sure to have your older children watch these videos too! Great training tool!

How to sell your home with small children

One common question I get asked is, “How am I going to keep my home presentable for showings when I have small children in the house?”

Oh Honey! I feel for you. Being a mom of 8, having sold a few homes myself, I know what it’s like. I was/am one of those moms who likes to play with my kids more than I like to clean around them. So I know the stress that goes into it. We don’t want to be upset with our kids for making messes, but we have that underlying thought that their messes might prevent the next person who sees our house from seeing it at it’s best.

Here are some tips for you.

#1 Ask your Realtor if you can have at least 30 minutes prior to a showing. If you implement my ideas, you should be able to get the house sparkling within 30 minutes.

#2 Have a written plan! Who is in charge of what during the 30 minutes? Little Susie picks up toys and puts them in the toybox. Johnny gathers all the dirty laundry he can find and tosses it into the empty dryer (little ones can reach the dryer). Baby Jenny sits quietly in her high chair eating a non messy snack.

#3 Clean as you go – For those of us who weren’t taught this nearly life saving skill, it can be tough to remember to clean up the spilled apple juice now!

#4 Do “Someone’s Coming” Drills with the kids. Practice the drill. Make it fun! You could come up with a little song that you all sing as you are cleaning the house for a showing.

#5 Have all non-essentials packed! This is especially great for toys. Get some plastic tubs and pack away all the toys. Bring out a different play tub each week. Usually the messes come because the kids have too much and get overwhelmed and bored. When there is a little bit, it seems to go much further.

#6 Have only enough dishes for one day. This will force you to keep the dishes clean and will make your cabinets look very spacious.

#7 Don’t leave the little niceties out when you aren’t showing the house. Have one cabinet that holds the “staging” items. After the house is all picked up and you’re ready to go out the door, go to the cupboard and pull out the staging items, running them around to their final locations.

#8 HIRE SOMEONE! Hire someone to clean the windows and do a deep cleaning of the house before you put it on the market. This will give you only spot checks to do rather than trying to bleach the grout 30 minutes before the showing.

#9 Baskets hide stuff My rule of thumb is that every flat surface should be clutter free. Walk through your house and find all the flat spaces that gather clutter. Now, assign a basket for each area. You can do a quick swoop of the clutter into the basket and hide it beneath a bed or place neatly in a closet. After the showing, you can put all those things back – if you really must!

At least three times a day, take 20 minutes to do a quick clean up. It’s amazing how much you can get finished in 20 minutes.

Questions about Preparing a Home for Sale

I have a question… do you have any good online resources that tells about the most important, and inexpensive, things to get a home ready to show for sale? Our biggest problem is that we have 14 people living in here and homeschool. That means that traffic is heavy 24/7 and we cannot get a grip on repairs, but want to sell. Any suggestions? We cannot afford much because this house payment is half our income.

Answer:
I would use some of your budget to take the family on a mini vacation. Even if you went to a cheaper type hotel with a pool for a couple of days that would be enough to get things done. Do you have any relatives who have wanted the littler kids to come stay with them for awhile?
Next, pack up everything you don’t need or use on a daily basis. You’re planning to move anyway – yes…even those books! Have enough dishes for one day! It forces the dishes to be done too.

Clutter eats equity more than anything else!
Here is a hint: Stand at the door of each room. Do you feel compelled to walk in? Or do you just want to peak your head in the room? Make the room inviting in a way that pulls you in. If all you want to do is peak into the room, then you have just lost the square footage of that room. The buyer doesn’t see it as usable space if they aren’t even willing to walk into the room.

To eliminate clutter, get two large boxes, one rubbermaid type tote, and one small box. On each of the large boxes write “Give Away” and “Sell.” The tote is to hold everything that you will move with you, but are not keeping at the moment. The small box will be marked “Keep” and is for items you’re keeping during this transition time. Go through each room and declutter! Decluttering doesn’t cost anything except time.
Preparing to move is a great life skill for children. Put the school books aside for a little while and work on life skills.

Personal note: When I moved to Texas with 7 children, we moved from a 6 bedroom house with a basement and an attic to a 4 bedroom apartment. Each child had one tote of items. Trust me, they have acquired more.

I would then hire a cleaning crew (or the older ones in the family if they do a really good job) to clean the house from top to bottom. If the walls have visible signs of children (handprints, coloring, etc) I would recommend painting them.

Without knowing the condition of your home, it’s a little difficult to assess what might need to be done first. Paint is cheap and brightens and covers a lot! Be sure to choose a neutral color that will appeal to the largest number of buyers. Personally I love the current light sage color and a navajo white is also a good color choice. Don’t paint it stark white. (bleck)

I live in the real world and know that sometimes the best we can do is declutter, clean, and paint if necessary.

If you can’t afford new carpet, you could offer a carpet allowance to the buyer. I would have it professionally cleaned before you put your house on the market.

A local Realtor would be best able to tell you what to do next, but don’t have them come over until you have decluttered and cleaned.

Of course the fastest way to get your home sold is to price it at fair market value based on the location and condition of your home.
