I am a broker who breaks who finds the best deals for my buyers. My buyers as a rule don't know what a deal they have and most don't even appreciate what a deal they have due to ignorance. Some times they have gone with other realtors only to come back to me. I won't take them most of time because they are not loyal to anyone and I won't risk working for uninformed clients since they will go for what they think the best deal is, when they don't know when they paid more than they could have paid.

I am also a realtor and something similar happened to me. I was working with a teacher colleague of mine and her husband. I work part time as a relator but sell a few houses a year. I drove them around and picked her up at her house for about 7 months. We made offers that were not accepted because my clients didnt want to offer more money and one was accepted but fell through because it was a shortsale.I kept helping them until one day she calls me to let me know that they were working with another realtor but still want to work with me. I explained to them that the other realtor will show the exact same properties I can show them. In any case I still showed them one last house.A short sale. They loved it and made an offer that was approved. They took a trip to europe for 2 weeks and in the mean time I was informed that the house needed a new roof. I emailed my clients to let them know and to see if they were still interested if the price was lowered and they get a 203k FHA loan. they emailed me saying that that sounded ok and that they will call me when they arrive. They arrived and called me to let me know that they were thinking about it. In the meantime I sent them a new house. Two days later my client calls me to let me know that she had bad news for me but good for them. She said that the other realtor they were working with had sent them the same new listing I had sent them a day ago while they where on vacation. They made an offer with him and it was accepted. She wanted to let me know that they had decided not to go through the short sale and wanted the deposit back. The check was sent back of course.
I felt horrible...

The same story plays itself out over and over again in the mortgage world. Working for free is never fun.

Thankfully we live in a world in which hard work is always rewarded. Sometimes the payoff just takes a little longer to come to fruition than we expect.

Having worked in a commission-based field, though not real estate, I commend you for writing this up! Unfortunately a lot of home buyers are making this "innocent mistake". They really don't realize how much work you're putting into it for them. But some do know, and simply refuse to acknowledge the work of those who go above and beyond to offer good (or even GREAT) customer service. They take it as "their due"... as though someone OWES them good service simply because they are the customer/client.

The road goes both ways. A good Realtor deserves the recognition of getting the sale, and hopefully many future referrals as well. :-) I admit I'm not one who is comfortable calling a Realtor in the evening hours as I personally reserve those for my family and assume that they would also. But I wouldn't hesitate to send a text message or leave a voicemail/email saying, hey, if you check in could you give me a call if you're available so I can ask/tell you XYZ? Then the ball is in the Realtor's court and if they DO check in, they could meet with me or call me back. And if they don't work all hours, maybe they'd give me a ring a little earlier than normal the next morning.

I don't think you sound whiny at all, Terri. And honestly, YES, my heart does break reading about the birthday situation. *sigh* I hope that person at least passed on your name to others and said you really helped them out. :-(
