I know the question of “How much is my home worth?” is a very important question to you. And it deserves more than just a few numbers on a page of what your neighbors houses sold for. Typically that is what you get when you fill out an online request for a CMA. If all you want to know is what’s happening in your own community, I would be happy to send you a quick email with the numbers.
But if you are serious about wanting to know what your home is worth because you are thinking of selling your house, that requires a great deal of research. I have found in my years as a REALTOR® in the Keller area that homeowners who are ready to sell, want numbers as close to accurate as possible. Possible sellers don’t want me to give them an inflated price, as some agents do. They want the truth, the facts, and the realities. They want to know, “what will someone viewing my house be willing to pay?” To answer that question, I will first do a full market analysis of the facts, researching as far back as a year, evaluating trends, so we can know what to expect in the future. In addition, I will analyze condition and location of various properties within your area. I will also view what is currently on the market so we know what “your competition” thinks they will get for their property. I will also look at the houses in your market area that didn’t sell.
The next step is for me to briefly meet with you in your home for a quick tour so I can see the features and benefits of your home. I will leave you with a short video that will help you sell your home in the shortest amount of time and for the most money.
After I have compared the features and benefits of your home with others, we will then meet again and I will share all of my research with you at that point. If you decide you want to put your house on the market with me, we will sign the paper work and you will set your price based on all the facts you have been given.
